Florida homeowners just got one of the biggest tax breaks in the state’s history. On November 3, voters approved Amendment 3 with about 62% of the vote — it needed 60% — and the measure will slash property taxes on primary homes across the state, starting January 1, 2027.
Here’s what changes. Today, Florida’s homestead exemption shields up to about $51,411 of your home’s assessed value from non-school property taxes. Under Amendment 3, that jumps to $150,000 in 2027 and $250,000 in 2028 — then it rises with inflation every year after. Own a home assessed at $250,000 or less? From 2028, you would owe ZERO non-school property tax on it. School taxes and fixed fees (like fire and CDD charges) still apply — those don’t change.

Two dates matter. If Florida is your permanent home by December 31, 2026, you qualify for the full amount as soon as you have homestead. Move to Florida after that date and you start at a $50,000 exemption for your first four years, reaching the full amount in year five. Already have homestead? You don’t have to file anything — the bigger exemption applies automatically. First-time homestead applications for 2027 are due March 1. And your 2026 tax bill does NOT change — the savings first show up on the notices mailed in August 2027 and the bills that follow.
There’s a bonus for landlords and investors too: the yearly cap on assessment increases for non-homestead property drops from 10% to 5% starting in 2027. Bottom line: if you own your home in Florida, check your homestead status before December 31 — that one date decides how big your break is. Tag a Florida homeowner who needs to see this. 🏠💰
